In the past year, house prices have risen by more than 30%, and after the beginning of the war in Ukraine and the arrival of a large number of Russians and Ukrainians, rents have doubled. Similar to Zagreb, where prices of new apartment units have risen by 30% in a year to around 2500 euros, the average price per square meter of an apartment in Belgrade in the first part of this year was 2565 euros, which is 35% more than last year. Belgradians have invested the most money in flat units on Savski Venc, where the average pulled a new contingent out of the complex "Beograd na vodi", where the average price is over 4000 euros and is rising to over 6000, while the cheapest was Grocka with an average price of 1092 euros per unit. In Zagreb, apartments on some new locations in the city center were sold at auctions for up to 8000 euros per square meter, while in one of the newer Zagreb settlements, Vrbani 3, at the auction a building was planned to be sold for 5000 euros per square meter. Almost everywhere, the demand for new apartments is higher than the supply. In Zagreb, for example, around 10,000 apartments are sold annually, of which around 2,500 are new. Boro Vujović from the Opereta agency points out that the prices of new apartments sold this year were mostly agreed upon at the time when the builders were still digging the foundation, i.e. a year or two ago. Buyers have then paid for them mostly cash, as new apartments are mostly paid for in cash. The price at which new apartments are sold in Zagreb will be statistically "deleted" only after a year or two when the buildings are completed. Apartments are certainly also bought on rent because the prices of subletting have skyrocketed after the arrival of a large number of Russians and Ukrainians. According to the data of the Montenegrin MUP, in that country, around 13,500 Russian citizens and around 11,100 Ukrainians have a temporary or permanent residence.
