Reporter from Informer Martin Marčinko asked real estate expert Borna Vujović if there were any truths in the common opinions about real estate or if they were overhyped in the context of Croatia's demographic picture. "One third of the real estate in Croatia is empty." I would make a distinction. In Zagreb and on the coast, no, but maybe in other parts of Croatia. "For the price of a house in Slavonia, one cannot afford a garage in Zagreb. That's a bit simplified because Slavonia is not always the same everywhere. If we talk about some cities and seats in Slavonia, when a house is sold there, one can buy an apartment in Zagreb. "Given the population census and emigration, real estate prices will fall." No. Why not? According to our statistics, over 30% of buyers buy real estate in Zagreb from other parts of Croatia. When we talk about the coast, we have over 60% of buyers who are foreigners, so we are not a market where only Croatians buy, we are a market in the European Union. "In Croatia, Dubrovnik is the most expensive city when it comes to real estate." Yes, Dubrovnik is certainly the most expensive city because it is a world destination. Buyers in Dubrovnik are buyers from all over the world, and that's something we can't say for the rest of Croatia. "Real estate prices will continue to rise, but interest rates on residential loans will also rise." Yes and no, but also yes. Looking at real estate prices, they should, based on the current situation, continue the current trends due to low interest rates and inflation as it is. Upon entering the euro zone, interest rates should, in effect, adjust to those in the European Union, which are lower than those we have now. Some potential rise in interest rates would actually be offset by entering the euro zone. "Finding an adequate real estate for sale requires about a year." No. The thing is that if someone is motivated, engaged, and has a good agency, it can be done a lot sooner. The thing is that it has been shown that buyers who have been delaying, waiting, and not being ready to make a decision are big losers in this whole situation considering the trends and the rise in prices. A serious buyer can do this in three months. "Croatia should introduce a tax on real estate." This is a very complex issue, if a good analysis and study are made and implemented in a smart way, maybe yes, but I'm not sure if we're ready for it now. "In Croatia, real estate prices are unrealistic." No. Looking at the situation, at the prices of other products, and at the current inflation, and comparing it to 2008, maybe a bit more, but our income is 30% higher on average now than it was then, so the prices are not unrealistic.
