A significant number of buyers are foreigners, but agencies emphasize that the biggest surprise is the Croatian diaspora. Croatians from all over the world, at great prices, buy real estate and consider it a good investment primarily. The latest analysis of the real estate portal Njuškalo shows that when it comes to houses near the sea, interest has jumped by houses in the northern part of Dalmatia, where up to 16% more buyers are looking for real estate compared to last year. When it comes to sought-after prices of houses, among the most popular 'summer destinations' they haven't noticed significant growth. For example, for a square meter of house on Vir now, on average, one searches for 1612 euros, while last year's price in May was just a little less, namely 1527 euros. They look for prices on Pag a bit lower than on Vir, so for a square meter of house, on average, 1403 euros are sought. < strong>Zadar has been recording a small but stable growth in sought-after prices for square meters of houses over the past two years. In May 2019, it was 1513 euros, while this year it has been recorded at 1614 euros, or about 100 euros more. < strong>Filip Borovec , an agent with the company Opereta real estate, explains the boom in demand for houses in northern Dalmatia with the relaxation of corona measures and a great desire, especially foreigners, to secure accommodation near the sea, so they won't repeat the situation of 2020 when they couldn't come to the Adriatic. "In view of the fact that the Dubrovnik area is far and not an auto destination, a lot of interest has moved northward , and the additional fact is that the offer in northern and central Dalmatia has expanded and changed with newly built real estate," Borovec said for tportal. Add that there are a lot of domestic clients among buyers and that they are mostly people who live and work abroad and investing in Croatia, in areas they are familiar with. "A pleasant surprise are also buyers from the Czech Republic and Slovakia. There are also traditionally Slovaks, Germans, Austrians, who from June onwards continued to purchase at the standard annual rhythm," Borovec said. The most sought-after are new and quality-built real estate. If the first or second row to the sea with an open view, then houses with a partly renovation are also successfully sold. Real estate with orderly papers and lower prices up to 600-700 euros are sold within a few months, while for more expensive houses, sales take a longer time. "Foreigners often buy for themselves with the option of renting. There are more and more inquiries for property management, so it wouldn't surprise me if many companies for managing real estate opened this year. In Zadar, there are a lot of newly built buildings. They are seeking attractive apartments, but it's not easy to realize them because the prices are high. A newly built apartment in a good location is hard to find for less than 2300 euros per square meter. If the location is very attractive and the apartment is luxurious, the price rises sharply," Borovec emphasized. The demand for houses and villas has grown rapidly in Istria and Kvarner. According to Njuškalo's analysis, buyers' interest has increased by about 10% compared to last year. As expected, this trend is also followed by sought-after real estate prices, which have been stable over the past two years, with a tendency to grow. Among the most popular destinations is Rovinj, where house prices have been above 2000 euros per square meter for years, and in May, an average of 2393 euros was recorded. Above 2000 euros per square meter are also needed for houses in Poreč and Umag, while prices are lower in Pula, where an average of 1655 euros per square meter is sought. More affordable houses near the sea can be found in the Lika-Senj County, and in a particularly popular destination for inland people - Crikvenica, on average, 1818 euros are sought for a square meter of house, which is about 5% more than last year. Lower prices are found in Novi Vinodolski, where an average of 1530 euros per square meter is sought, which is the same as two years ago. The director of the Rijeka agency Dogma real estate Branko Papeš confirms the increased demand for real estate in Istria and Kvarner. "We have had a 60% increase in traffic compared to the same time last year, before the pandemic. I think it's the result of a few factors. The first reason is that people, while confined to their homes and apartments, realized the shortcomings of their real estate. Before the pandemic, it was important what car you drove, but today it's more important in which real estate you live. The second reason are negative interest rates in banks. By investing in real estate through rent, you get a return of 3 to 8 percent per year, depending on the type of rent. Then, after 20 years, the inflation returns. The money loses value, and people are looking for security by investing in real estate," Papeš said. Consequently, Papeš adds, the rise in demand has also increased real estate prices by 10 to 20 percent, which is further fueled by the growth of construction material prices, which tportal recently wrote about. As the biggest surprise, Papeš emphasizes the sharp growth in the number of buyers from the Croatian diaspora with a renewed interest from Slovenians, Germans, Austrians, but also Czechs, Poles, and Hungarians... "It seems that the crown has achieved what all Croatian governments have failed to do so far, and that is the return of the diaspora. In the past year, we have had Croatians buying real estate from China, Australia, the US, Sweden... On a single day, we had people from Arizona, Zurich, and Oslo as our clients. They are looking for real estate for investment, for temporary stay, and some are planning to return. They all emphasize that they are drawn to Istria and Kvarner by the location, proximity, and openness of people. These are the main reasons why foreigners are buying real estate from us," Papeš emphasized.
