Average house prices in Croatian cities in November recorded a value increase of 0.8%

Data from the Crozilla.com advertiser showed how the average advertised prices of houses in November recorded a 0.8% increase in value. Compared to apartments, which are still more expensive, the difference was almost 21%.

Dubrovnik, with a difference of 10%, and Poreč with 2.5%, remained, as in the previous months, as rare cities where houses were more expensive than apartments. The largest monthly increase was recorded in Dubrovnik, where prices increased by 5.8%, and the advertised value of a house square meter, including the cost of a plot, rose to 4145 euros.

On average, in Poreč, in November, 1911 euros were required per square meter of a house, which was 0.4% higher than in October.

INCREASE

In Poreč, on average, 1911 euros were required per square meter of a house, which was 0.4% higher than the previous month. The largest difference in prices during November on Crozilla.com was recorded in Bjelovar, where houses were more than 44% cheaper than apartments, followed by Osijek, where the difference was 39%, and then Varaždin, 36.3%. The average advertised price of a house in Bjelovar was only 434 euros per square, which was 0.9% lower than the previous month. In Osijek, the prices of houses increased by 1.2%, with the price of a square meter being only 587 euros. The data also showed that in Varaždin, the prices of houses had increased by 0.6% on average, and 713 euros were required per square.

In Zagreb, houses had prices almost 34% lower than apartments, and the square meter, on average, was advertised for 1261 euros, which represented a monthly increase of 0.7%. In Slavonski Brod, 634 euros were required per square of a house, which was almost 21% lower than the price of an apartment. The values of those houses on a monthly basis fell by 0.3%, the same as in Senj, where houses were 25% cheaper than apartments, and the price was, on average, 1195 euros per square meter.

In Zagreb, houses had 34% lower prices than apartments, and the square meter, on average, was advertised for 1261 euros.

A monthly decrease in the value of 0.9% was recorded in Umag, where 1877 euros were required per square meter of a house, which is 7.8% lower than the average price of apartments in that town. In Opatija, the house prices fell by 1.1%, with the value of their squares dropping to 2216 euros, and that is almost 25% lower than the advertised price of apartments. A similar difference in house and apartment prices

was registered in Šibenik, where, on average, 1529 euros were required per square meter of a house, which was 0.1% lower than the previous month.

MONTHLY TRENDS

In Zadar, houses were about 23% cheaper than apartments. Their monthly values in November increased by 0.5%, and the price of a square meter, including a plot, was 1698 euros. The prices of Split houses rose by 3.8% on a monthly basis and rose to 2417 euros per square. In Split, houses were about 15% cheaper than apartments during November, and this difference in prices was also recorded in Rijeka, where 1229 euros per square meter, on average, were required, which is 0.8% higher than the previous month. In Pula, according to Crozilla.com, prices rose by 0.3% on a monthly basis, and, on average, 1459 euros were required per square of a house, which is 13.1% lower than the price of an apartment.
