House prices in Croatia continue to rise. This is particularly true for Zagreb, where a family home square has reached a average of2,500 euros, with a growth of12 percent compared to last year. As it is impossible to predict when this trend will end, it poses a challenge to young families and couples planning to buy their first home, which is why Njuskalo investigated an interesting alternative - houses in nearby towns. For the price of a houseof 80 to 100 square meters in Zagreb (200,000 to 250,000 euros), it is possible to get a house with a plot of266 square meters in Karlovac, a town 50 kilometers away, or even278 square meters in well-connected Jastrebarsko, or 293 square meters in Zabok. Among the nearby towns, the least number of square meters can be obtained for the same amount in Zapresic and Samobor, around235 residential square meters, and around250 square meters in Dugo Selo, but if you look at demand, these prices are still attractive to potential buyers. In fact, in Dugo Selo, there has been a higher demand for houses than supply in the past year, and the same trend is observed in Jastrebarsko, Karlovac, Samobor, and Zabok. When it comes to the price of a house square - it shows a significant growth in the past year on these sought-after locations, but in absolute terms, it is still much cheaper than a family home in Zagreb. For a house square in Dugo Selo, you need to allocate an average of1,128 euros, or23 percent more compared to the same period last year. In Karlovac, the jump in price is similar - the current average price per square meter of a house is around817 euros, or around21 percent more compared to 2021. Jastrebarsko, where demand is higher than supply, shows an increase in house prices of around11 percent, or around751 euros per square meter. Velika Gorica, where, along with Zapresic, in this year, only one supply is exceeded by demand among the observed towns, shows an average price per square meter of a house of1,208 euros, which is a growth of15 percent and classifies it, along with Zapresic and Samobor, where you need to allocate an average of1,295 euros per square meter, in the three most expensive towns near Zagreb. All these amounts are at least half the price of a square meter of a residential home in Zagreb, and the trend of demand for houses in towns 20 to 50 kilometers away from Zagreb could easily continue. If it were just the price that initially attract potential house buyers in towns near Zagreb, it could be suggested that nearly37 percent of them are looking for a house of50 to 100 square meters, which is the same square footage that prevails in demand for residents in Zagreb itself. In addition to the more favorable price, it was also comfort that attracted an increasing number of buyers in houses. In fact, nearly30 percent of them are looking for a house of200 to 300 square meters, and that criterion is much harder to satisfy when it comes to an apartment. On thethird place in terms of demand are houses of100 to 200 square meters, and only a dozen percent of buyers are looking for housesgreater than 300 and 400 square meters. Among the most visited ads in the selected towns, aside from the crumbling houses at lower prices that are closer to the center but require a complete renovation, there are houses built in the 80's with over 150 square meters, with interest in adapted duplex houses.
