Data from oglasnika Crozilla.com showed how average advertised, or by the seller, prices of flats during January were 1.1 percent higher than in the previous month, while compared to the same month last year increase by 8.4 percent.

For the square meter of the apartment in Bjelovar during January, on average, asked for 692 euros, a bit more expensive was Slavonski Brod with 794 euros, and Osijek with 952 euros. Rare are cities inside whose average asking prices per square meter exceeded 1000 euros, and in January the only two were Zagreb with 1929 euros and Varaždin in which was asked 1177 euros.

The asked price of a flat in Rijeka during January was 1467 euros per square meter, which is 0.2 percent more than the previous month. In the same percentage, a decline was recorded in Senj, where, on average, was asked 1594 euros for a square meter.

On average, at 1687 euros per square meter, advertised were flats in the area of Pula, while their values over the month's period fell by 0.5 percent. In Poreč, during January, was asked 1884 euros for a square meter of an apartment, which is 0.8 percent more than the previous month, shows data from oglasnika Crozilla.com

In numerous cities on the coast and in January prices of apartments were higher than average, and the amount higher than 2000 euros per square meter has become a frequent occurrence. A small difference was shown in Split, where was asked 2938 euros for a square meter and in Opatija, where the price averaged 2979 euros per square meter.

Highest values of apartments on Crozilla.com still hold Dubrovnik, in which the square meter during January was advertised at an average price of 3931 euros.

Currently, sellers are trying to "exploit" the favorable situation on the market by additional increase in value of the apartments, but one should count on how advertised prices are not the final ones, and how almost always there is a difference between asked prices and those for which apartments are actually sold.

LESS OR NEW

- According to our statistics, prices of apartments in 2018 were higher by about 6 to 7 percent compared to 2017. Prices have risen, but mainly thanks to a greater number of newly built constructions that increased that average. Prices have not risen so much as it is said by statistics, and thus a wrong picture is created among participants on the real estate market. Some sellers have lost their compass and ask, for example, 3000 euros for an apartment in Kikićevo na Srednjacima, which has nothing to do with real state, but raises the average asked prices - said Borislav Vujović, owner of real estate agency Opereta d.o.o. for Crozilla.com.

Zagreb, Pula, Split, Osijek and Zadar are the cities in which during January, the most searched offer of apartments for sale was on oglasnik for real estate Crozilla.com. Among foreign visitors to the oglasnik Crozilla.com who showed interest in apartments during January were the ones from Bosnia and Herzegovina, Germany, Slovenia and Serbia, and the most interested were apartments in area of Zagreb, Poreč, Pula and Umag.

Borislav Vujović says that the most sold are small, new or newish apartments in the wider center, zone of tramways, up to 80,000 euros。

FORECAST

Does a crisis come?

The return of the economic crisis is the topic about which we hear more and more often, but according to the words of B. Vujović, its announcements still have no significant impact on buyers, unlike investors who are already cautious.

- For now, such announcements have not affected buyers of apartments, but they have an impact on investors who are cautious when it comes to future price projections, because the question is at what price will be sold the apartments that will be ready for two years if the announced crisis predictions are fulfilled - said Vujović for Crozilla.com
