Flats priced between 500-1500 euros make up only 11% of the offer, while they were sought by 44% of potential buyers.

Neither the pandemic nor the earthquakes have managed to stop the price rise on the real estate market, but in the period from 2019 to 2021, this rise was moderate. As stated in the Njuškalo Propters analysis, 2022 brought a temporary stabilization and a return to "normal" life, but also again the price rise and inflation, where the situation now increasingly resembles the pre-crisis period of 2008. The average price of a square meter of a house in Croatia has increased by as much as 15% compared to the previous year and stands at 1863 euros. On average, 2658 euros are required for a square meter of an apartment, representing an increase of high 17% at the state level.

Little interest in the center

"The demand index over the past four years shows a seasonal trend of growth, especially in the spring and autumn when APN is active. In the past year, over 70% of the total demand was for flats in price ranges from 1500 to 2500 euros per square meter, and as for the square meter categories, the most sought-after were those between 41 and 60 m2 (30% of the total demand) and between 61 and 80 m2 (29% of the total demand). When it comes to demand for houses, the situation is similar if we look at the price per square meter, but the largest proportion of potential buyers, 49%, showed interest in houses between 51 and 100 m2", say from Njuškalo, adding that the ratio of supply and demand in the City of Zagreb is generally balanced, but in the city quarters most severely damaged by the earthquake there is still visible disparity. Upper Town - Medveščak bears the largest share of the total flats in Zagreb (17%), but the demand for them is only about 7%. A similar situation exists in the quarters of Črnomerec, Donji grad, and Maksimir, while in other areas, we observe a greater demand index than supply.

All have one thing in common - the price increase compared to 2021, and so the price of a square meter of an apartment has increased on average by 16% and now stands at 2593 euros, while the price of a square meter of a house has increased by 10% and stands at 1555 euros. In Zagreb, most sought-after were flats between 41 and 60 m2 (a third of the total demand), but in the offer there were just 23%. Even 44% of potential buyers sought flats in the price range of 500-1500 EUR per square meter, but there were only 11% in the offer. And while Zagreb remains one of the most attractive areas, with the highest supply and demand, it is interesting to note, according to the analysis, movements in the surrounding Zagreb County, where the largest growth in prices in the country is recorded. The price of a square meter of a house in that county last year increased by 18% and stood at an average of 967 euros, while a square meter of an apartment jumped vertiginously by 30% and stood at an average of 2052 euros.

The farther south, the more expensive

First three places on the throne, in terms of the average price of a residential square meter in Croatia, undoubtedly occupy Dubrovnik-Neretva with 2843 euros, Split-Dalmatia with 2753 euros, and Istria with 2559 euros. "Following trends in the Dubrovnik-Neretva County, we observe that prices have been moving consistently over the past four years, i.e. practically stagnant, while the only increase in the sale of apartments in 2022 is visible, at 3489 euros", say from Njuškalo.
