N-after exceptional interest in the previous issues, Realty Opera proudly presents Bulletin number 4 - with a detailed analysis of the real estate market for the first half of 2025.

The real estate market is entering a new phase of equilibrium - between prices, supply, credit availability, and regulatory changes. In the first half of the year, a total of 57,095 sales transactions were recorded, representing a 15% drop compared to the same period last year.

Zagreb remains the most active market, with a 20% drop in the number of transactions. The most sought-after quarter is still Trešnjevka North, while the average price per square meter of an apartment in the old city center has increased by 16% to 3,166 EUR/m². The difference between sought-after and realized prices has narrowed further, currently standing at 4.0%.

The Varaždin County is recording the largest increase in the number of transactions (+28%), confirming the trend of interest shifting towards less burdened, but traffic-connected areas.

Foreign buyers continue to show strong interest, with citizens of Slovenia, Germany, and Austria leading the way.

Despite the challenges, the market is showing resilience and adaptability capacity. The new National Housing Policy Program introduces measures such as tax refunds and affordable rentals, but we expect concrete effects only in the coming years.
