Above-average growth in house prices in Zagreb, Pula, Split and Zadar.

According to a new survey by Njuškalo in December, conducted on a sample of 158,000 active ads, property prices in Croatia increased by 2.32% compared to the previous year. House prices show faster annual growth compared to house prices, so they are up by 4.83% compared to the previous year, while houses increased by 2.5% on average.

According to price indexes, after the decline in 2013 and 2014 and stagnation in 2015, we have been observing an accelerated growth in house prices in Croatia over the past two years, especially in 2017. Looking at the annual indexes of average prices of square meters of flats in the largest Croatian cities, it can be seen that in Rijeka, they are growing, but below the Croatian average, while above-average growth in house prices is noticed in Zagreb, Pula, Split and Zadar.

In Zagreb, house prices have risen in the past year by an average of 8.3%, while house prices have increased by minimal 0.3%. When comparing current house prices in Zagreb compared to those in 2011, we can see that they are currently 2.24% lower. Houses in Zagreb currently have 17% lower prices compared to 2011. The biggest annual growth in house prices in Zagreb was recorded in the Kruge and Zapruđe districts, where prices have risen by 24% and 23% respectively. When we touch on city districts, the biggest increase was recorded in the Trešnjevka - jug district, where prices have risen by almost 16% compared to the same month last year.

House prices in Dubrava have risen by an average of about 7% in the past year, while at the same time, we are recording 0.5% lower house prices in the Sesvete district. Considering all these movements, the average price of a square meter of a flat in Zagreb is 1777 euros, and it is 512 euros higher on average than the average price of a square meter of a house with a yard. The biggest growth in house prices was recorded in the Novi Zagreb - istok district, where prices have risen by 15% in the past year. Interestingly, at the same time, the price of a square meter of a house in the Novi Zagreb - zapad district recorded a decline of 2.4% last year and is currently 1083 euros.

However, Zagreb is not the city with the highest growth in prices of square meters of flats. First place in this category among the largest Croatian cities is held by Pula, where house prices have risen by 11% in the year and the average price of a square meter of a flat in Pula currently is 1485 euros. In Osijek, the average price of a square meter of a flat is 927 euros, and it is 1.8% lower compared to the same month last year. The highest prices for square meters of flats in Osijek are found in the Gornji grad / Center district, where they amount to 971 euros.

In the Retfala district, house prices of square meters are lower by 6.4% compared to the same period last year and amount to 962 euros. There are districts in Osijek where prices for square meters have risen, such as in the Tvrđa district, where we are recording 6% higher prices for flats. The average price of a square meter of a flat here is 793 euros. In the Ivana Meštrović Vijenac district, house prices have risen, and currently, 914 euros are needed for a square meter of a flat. The average price of a square meter of a flat in the Jug I district is 880 euros, while in the Jug II district, it is 64 euros lower.

Property prices in the Dubrovačko-neretvanska county, thanks to Dubrovnik, continue to be in first place in terms of property prices. In the aforementioned county, the average price of a square meter of a flat is 2494 euros, while the average price of a square meter of a house with a yard is 2100 euros. Notably, house prices in the Zagreb County are 36% lower compared to the City of Zagreb, while house prices are 43% lower. The lowest prices are still in Eastern Croatia, where average house prices range below 800 euros per square meter, while average house prices do not exceed 500 euros per square meter.
