Demand is still higher than supply, and if a good opportunity appears on the market, it is not rare for a higher price to be realized than the initial one due to more offers. In recent times, a slight slowdown in real estate market activity has been noticed, experts say that certain buyers are no longer willing to buy properties at unrealistically high prices, but rather follow the announcements of a price drop - which come from more developed European countries - and have decided to postpone the purchase and wait for the development of the situation. Boro Vujovic from the Zagreb-based Opereta real estate agency points out that many buyers and sellers currently have unrealistic expectations: while some wait for the price drop in the fall, others try to sell their properties, especially used ones, at prices that are formed according to some rumors. In Zagreb, according to data from the Croatian Bureau of Statistics, a slight decline in prices has already occurred: in the first quarter of this year, apartments were sold 0.3% cheaper compared to the period from October to the end of December 2022. Can a further decline in prices be expected? - The Croatian real estate market, compared to the global one, reacts later, I wouldn't talk about a price drop in the fall, we might eventually talk about some changes at the end of this or the beginning of next year. However, we cannot say that prices will generally fall, but rather that certain real estate prices will need to be adjusted. I think that a good part of secondary, ie used real estate will be adjusted. We do not expect the overall average realized price to decrease, but rather the sought-after prices that are often unrealistically high - says Vujovic, adding that the development of the situation depends on the tourist season, ie domestic buyers who often buy apartments in the capital with cash after the season. Boro Vujovic adds that interest in the most sought-after type of real estate, small apartments in the wider city center, is growing to the tune of 100 potential buyers, and we were also interested in a recent finding by Jasna Biliškov Barun, that 300 buyers are waiting for new construction in Zagreb. However, interest, he says, is currently somewhat smaller. - Demand for new construction has slightly weakened in recent months because prices are high. At the edges of the city, they are already at 2,500 euros per square meter, and in Kaluđerac, they are even at 2,600 euros per square meter. At this moment, we cannot say that everything will sell as soon as the foundation is dug - he says. As for used apartments, he adds that his agency's database currently has only 500 buyers in Zagreb who are active in the last two months. However, if we talk about small apartments, they are, unless they are in the basement or attic, sold in a record time, and this is regardless of APN, inflation, and increased living costs, and often they are not even advertised through an agency.
