Last year was marked by a significant increase in prices and high demand for real estate, primarily for newly built apartments. The average prices of apartments that were sold through the portal Crozilla.com in 2021 were 6.2% higher than in the previous year. Compared to 2019, this difference is 11.5%, and 17.1% compared to 2018. If we go back one year further, the data shows a 26% difference, and around 30% in comparison to 2016 or 2015. The highest average prices of apartments advertised on the portal during 2021 were recorded in coastal cities, while in the interior regions the prices of real estate were at the other end of the spectrum. The highest average price per square meter among the most sought-after cities was recorded in Split, where it has surpassed the barrier of 3000 euros and was 3063 euros during 2021. Milder inland According to their data, in Bjelovar, less than 900 euros per square meter was sought for the purchase of an apartment on average. With a price of 936 euros per square meter, apartments were advertised in Slavonski Brod. In one of the most sought-after cities for the purchase of apartments, Osijek, a square meter was advertised at an average price of 1037 euros, while in Varaždin, the average advertised price was 1518 euros. The most expensive residential square meters in the continental part of the country are still in Zagreb, where the average price of apartments has increased to 2271 euros per square meter. The average advertised price of apartments in Dubrovnik during 2021 was 3688 euros per square meter, in Opatija 3437 euros, and in Split 3063 euros. Fortunately, there are cities on the coast where you don't have to have a fortune to buy a flat, and the average price per square meter is still less than 2000 euros. According to the data of the portal Crozillla.com, in Senj, a square meter of an apartment was advertised at an average price of 1726 euros. In Rijeka, 1820 euros per square meter was sought on average, and in Pula 50 euros more. Real estate that was sold through the portal during 2021 was much more sought after than in the previous year, and in the most sought-after cities, a clear winner was not only the city of Zagreb. In second place, in terms of demand, was Split, followed by Rijeka, Pula, Osijek, and Zadar. The highest average price per square meter recorded in Split surpassed the 'barrier' of 3000 euros, and during 2021 was 3063 euros, which is 2.1% higher than the previous year. Compared to 2019, the prices in Split increased by 4%, and compared to 2018, by 11.5%. With an average price of 2444 euros per square meter during 2021, the apartments for sale were advertised in Zadar. Like other cities that are listed on the portal Crozilla.com as the most sought-after, and in Zadar, there was an increase in prices compared to previous years, 6.4% compared to 2020, 7.1% compared to 2019, and almost 18% compared to 2018. The average price of Zagreb apartments was 2271 euros per square meter. This price is 6% higher than in 2020, and 13% higher than in 2019. Compared to 2018, the difference is around 23%, while the mentioned average price was more than 40% higher than in 2016 or 2015. Despite the high demand, Pula, Rijeka, and Osijek still recorded relatively average prices that did not exceed 2000 euros per square meter in 2021. Prices of apartments in Pula during 2021 were only 4% higher than in 2020, and a significant difference of almost 42% was recorded compared to 2015 and 2016. In Rijeka, apartments during 2021 were more than 30% more expensive than in 2015, 2016, or 2017. Compared to 2018, the difference is around 27%, almost 19% compared to 2019, and 7.6% compared to 2020. After years in which the average advertised price of Osijek apartments was double-digit, during 2021 it reached 1000 euros per square meter. However, compared to other popular cities, the prices of Osijek apartments did not change much, and the biggest difference in comparison to the prices of recent years is only 9%, according to Jutarnji list.
