Annual indices of sought-after housing prices in the mentioned cities indicate an ever-accelerating rise in housing prices, with houses experiencing a slower rise in prices.

According to a Njuškalo research conducted on a sample of 155 thousand active advertisements for real estate, prices in Croatia rose by more than three percent on an annual basis. This is, compared to the past few months, the largest increase. Houses, compared to the same month last year, have risen by six percent, while houses have risen by more than three percent. The prices of apartments have fully caught up with those from 2011, leading us to conclude that the market has fully recovered. Njuškalova category Real Estate has the largest database of real estate for sale and rent in RH, and it alone had over 13 million detailed views of advertisements in May. The interest in real estate in Croatia is growing steadily, and thus in the past two years, this category has experienced growth in visitors from abroad, with visitors mostly coming from neighboring countries and the United Kingdom, the United States, Switzerland, Austria, and Sweden. The most visited subcategories are the sale of apartments and the sale of houses. Interestingly, in May, the fastest-selling property in Njuškalo within two days of submitting the advertisement was a house in Osječko-baranjska County. Housing prices in the largest Croatian cities are rising. The price of a square meter of an apartment in the largest Croatian cities is rising on an annual basis. Thus, the price of an apartment in Zagreb rose by eight percent in a year. At the same time, Split and Pula each recorded a 12 percent increase in the price of an apartment, while in Zadar it was nine percent more. The price of a square meter of a house in Rijeka is higher by three percent, while in Osijek the prices remained at last year's level. In Zagreb, for example, apartment prices rose eight percent compared to the same month last year, while house prices remained at the same level. A similar situation also exists in Zadar where house prices have risen just one percent. Not even in Split and Dubrovnik, where house prices are more expensive than apartment prices, the increase in house prices was greater. Thus, apartment prices in Dubrovnik rose by 15 percent on an annual basis, while house prices rose by four percent. At the same time, Split recorded a 12-percent increase in apartment prices, while houses rose by ten percent.

The average price of a square meter of an apartment in Dubrovnik is still the highest in RH and amounts to 3,512 euros. Dubrovnik is the most expensive when we look at the average sought-after prices of square meters of houses with a yard. In this case, the price per square meter amounts to an astronomical 4574 euros. For example, in Zagreb, the average price of a square meter of an apartment is 1,841 euros, while house prices are 31 percent lower at 1,265 euros. According to this, we can conclude that for one square meter of an apartment in Dubrovnik, we can buy almost two in Zagreb, while for one square meter of a house in Dubrovnik, we can buy as many as 3.6 in Zagreb.

The prices of square meters of apartments in nearby Velika Gorica are 36 percent lower than in Zagreb and in May were averaging 1,172 euros. The average price of a square meter of a house with a courtyard in Velika Gorica is 922 euros, and is 27 percent lower than the price in Zagreb. Among the larger cities, the lowest prices for real estate are in Vukovar, Sisak, and Slavonski Brod, where apartment prices range from around 800 to less than 800 euros per square meter.

The average price of a square meter of an apartment in Zagreb is 1,841 euros, while the average price of a square meter of a house with a courtyard is 1,265 euros. However, if we look at the districts more closely, the prices vary from 700 euros on the outskirts of the city to as much as 3,000 euros in certain districts of the Upper Town.

For example, the average price of a square meter of an apartment on Jarun is 1,845 euros, while in nearby Vrbanovci it is 10 percent higher at 2,027 euros. Similarly, in the case of Vrbik, the average price of a square meter of an apartment is 1,815 euros, while in neighboring Martinovka it is 2,258 euros. The highest prices are in the center of the city and in the Upper Town, where house prices are higher than apartment prices, which is not the case in other parts of the city.
