Eventually, you've found a craftsman for building or renovating your home, you've agreed on the price and the start of work for a month. But then the price has already increased. You're angry for a reason, but the price increase also happens for a reason. The craftsman's price has increased in the trading material, the traders say that the manufacturers have become more expensive. The price increase will ultimately be paid by the real estate buyers. In just a year, real estates have risen in price by 10%. In the RTL Potraga guest was also the Director of Opera, Jelena Kravoščanec Todorović who talked about the current prices of real estates on the market. As an example, she took one real estate that is currently on the market: "If we talk about the past two years, its market price was around 3,600 EUR, today I believe it could approach 5,000 EUR per square meter." You will pay, on average, around 5,000 EUR per square meter for a newly built apartment in the center of Zagreb where the prices have risen the most. A new apartment in Split with 50 square meters will cost you around 3,700 EUR per square meter, while in Osijek you will pass twice as cheaply - around 1,600 EUR per square meter. But the apartment could also cost you more than agreed. Real estate prices are rising even before construction begins. "Some projects have been stalled, or perhaps one may not come out with prices, or prices may form after reaching a certain phase of work. Whoever can afford it, whoever relies on a bank, whoever relies on the procurement of materials at this time, actually waits for autumn" - notes Jelena Kravoščanec Todorović. There is a lack of craftsmen, and the material is very expensive, so few people decide to build a house from scratch. Neither renovations are paying off as before. Instead of 300 EUR/m2, the cost of renovation is from 500 to 700 EUR/m2, and will there be an improvement in the situation? "Some sort of stagnation, or stabilization of prices is expected. We must, however, be aware that with the entry into Schengen we will open another part of the market that will also affect the same prices" - explains the Director of Opera.
