MARKET Zagreb has lost 10% of its residents, the number of apartments has increased by 5%, and the average price of apartments has risen by 25% - said Josip Tica, professor at the Zagreb University Faculty of Economics, at the recently held Filipović ZagRE 2022 conference at the Esplanade Hotel on the topic "Housing in Croatia, the Way to Social Housing". This painful topic, as Croatia is quite backward in the matter of social housing, gathered a large number of listeners, and this was also the closing conference. Dubravko Ranilović, panel moderator, president of the Association of Realtors at the Croatian Chamber of Commerce, presented some numbers, for example, that the peak of the construction industry's growth over the last decade was in 2007/2008. The highest average price today is above 2000 euros per square meter. - We do not expect a new 2008 to come and such a crisis, but there are some indicators that we should be cautious - said Ranilović. Related to the share of foreign nationals in buying real estate, every third customer is a foreign national. - There are three domestic customers for every three foreign customers on the coast - he added. Among foreign nationals, the most buyers are from Slovenia, Germany, and Austria.

We do not know the real reason behind these processes - said J. Tica. An increase in deposit interest rates is expected, but it will only be seen how intense it will be. - Tightening monetary policies may lead to an increase in credit rates, which could increase by 10% annually. However, joining the Schengen zone and introducing the euro may also reduce them - noted Sandra Švaljek, deputy governor. For a long time, it has been a historically long period of low interest rates. - Moreover, we live in a part of the world where it has always been considered a safe investment in "geld, gold, grunt" - she said.
