The state assists with loan repayment for five years

All young people who want to solve the housing issue soon will have a new opportunity. The APN has announced a list of 14 banks with which agreements have been made. Details of the new competition will be known on Wednesday, and filled in applications from citizens will be accepted from 28 September. The right to apply are people under 45 years of age. Subsidies range from 30% to 51% of the loan interest rate, depending on the city in which the property is purchased. Even 14 banks have offered interest rates from 2.12% to 3.5%. The state assists with loan repayment for five years. For every child, an additional year, and for every new-born child, while the subsidy lasts, the state will also assist for two additional years. Those who can request such a loan, but double is better to wait for the price drop of real estate, experts advise. "If you use the subsidy in Zagreb for five years, the subsidy is such that the price should fall by more than 16% for you to be worth waiting, if you can use the subsidy of nine years, as many families can, the drop should be greater than 24%. So, in reality, for all who can use the subsidy, it is a good time to buy real estate," explained Boro Vujović, vice president of the Association of Real Estate Business at the Croatian Chamber of Commerce. The subsidies go up to a maximum of €1,500 per square meter, or the highest loan amount of €100,000 in kunsko value. The repayment term must not be shorter than 15 years, and all banks are already ready. "We can say that we are registering a very significant interest from citizens who are calling and preparing all the necessary documentation. What we can say is that, as one of the prerequisites for submitting requests, more than 300 clients have already gone through the phase of assessing real estate," said Dario Gabrić from Erste bank. In recent competitions, there have been an increasing number of applications for subsidized loans for houses, the minister believes that the trend will continue. "We had over 3,000 requests in March, according to the public opinion poll, similar expectations are similar trends. The trend shows that more and more requests are being submitted for houses in rural areas, and this trend, I am sure, will also continue for the number of requests for apartments," said Darko Horvat, Minister of Spatial Planning, Construction and State Property, optimistically. Loans are also a good demographic measure because APN has implemented around 13,000 of its loans since 2017, and 1,751 children have been born in the families using them.
