All who want the state to pay part of the loan rate for a flat are in low start. The law has come into effect, and already next month we will start with incentives and this is for up to 1,500 of the fastest. Now is the time for action - a new flat can be yours, and the state will pay at least half of the loan for four years. However, you cannot be over 45 years old, you cannot be the owner of another real estate, neither you nor your spouse or life partner can. The state subsidizes loans up to 100,000 euros, or a maximum of 1,500 euros per square meter. If it's more than that, you pay the difference yourself. It's guaranteed that there are 17.5 million kuna which are enough for up to 2,500 loans. When everything starts, the first deputy prime minister will reveal it. "It's the most realistic that citizens will know everything by August 20th. In which bank they can come and be able to get a subsidized housing loan, and then already by September 10th or 15th, they will know if they got it or not," explained Predrag Štromar, the first deputy prime minister and minister of construction. For submitting applications, you need: -a copy of personal, -an agreement on the sale and purchase, -a copy of the land registry excerpt, -a copy of the building deed or the deed for the use of the building in which the flat or house is located, -a statement that your spouse, life partner is not the owner of the real estate -a confirmation of disability. "Today is the time, because at the moment when the incentives start, ie when everything starts together, then it will be late. What we are suggesting to customers now, is that they buy contracts, to get all the documentation in order," explains Borislav Vujović, vice-president of the Association of Business with Real Estate at HGK. The interest is already high, and the first deputy prime minister explains that half of the money is intended for subsidized houses, and half for flats. Where a greater interest is shown, it is possible to get more loans. "So it doesn't mean that if we don't enter immediately, the ladder may be raised... And for further, I think we won't have this type of subsidized loan, but we will continue with other ways, such as POS flats, POS rental and what else still exists," explained Predrag Štromar, the first deputy prime minister. Real estate experts warn - the measure is good, but it's temporary. "In this situation, I think it will lead to a counter-effect, because the number of 1,500 people is too small compared to the interest in subsidies," thinks Borislav Vujović, vice-president of the Association of Business with Real Estate at HGK. If you take a 100,000 euro loan for 15 years, the state will pay you 17.5 thousand euros in the first four years. This means that at the end, they will give you one – a children's room.
