State to Subsidize Mortgage Loans Again, New Tender with 3+ Years Plan

At the beginning of September, the state will once again subsidize mortgage rates. Three tenders are proposed over the next three years. From now on, the development of municipalities and towns will be taken into account, resulting in a range of state aid from 30 to 51 percent.

Payment of subsidies has been extended from 4 to 5 years plus two more years for every new-born or adopted child. In an episode of HRT's "In the Network First," they analyzed how the Government plans to subsidize mortgage loans over the next three years. They hosted Željko Uhlir, state secretary of the Ministry of Construction and Spatial Planning, and Boro Vujović, an expert on the real estate market.

State Secretary Željko Uhlir said that this measure has been well received.

"We refined it and made it better," he said, adding that it is not expected that the interest rates will be much lower because they have already been reduced this year."

Boro Vujović welcomed the measure, but notes that it still only helps those who are credit-worthy. Many people work on a contract, and they should be helped by having the state guarantee for them.

Uhlir responds that every government measure has its limitations and cannot help all citizens.

"Through the POS programs, we encourage rent, and not everyone can buy real estate," he said.

The law has been accepted by the Government, and in the Parliament it will go through an urgent procedure.

"As soon as the law takes effect, we will send a request to the banks. During July and August, we will discuss the matter with the banks, and at the beginning of September, we will publish a public call," Uhlir said.

In response to Vujović's comment that one of the biggest problems is that you can only buy real estate with subsidized loans that has an operating permit, Uhlir responds that funds from the state budget cannot be approved for real estate that is legal. Every measure from the Ministry aims to act on several areas. Our primary task is to protect the space.
