Real estate analyst Boro Vujović said in the show "Business week" on the Croatian radio that the apartmentization was one of the reasons why house prices in the city center of Zagreb have increased. - Many apartments have been converted into residential units, he said, adding that he prefers the crisis situation more than the current one, because in a crisis, only those who do well survive. In the past couple of years, not many positive factors have occurred, said a member of the Council of Realtors Association at the HGK and president of the Zagreb Realtors Association Komora Zagreb Lana Mihaljinac Knežević. - There is a shortage of middle-range apartments located on the periphery of the city for the population with medium-purchasing power. Vujović reminds that people now take loans much more cleverly. - You had a situation in 2006 or 2007 where people took 120% of the credit. Today, the loan is primarily up to 50%. Today, there is no such risk associated with the Swiss franc. There was also a high unemployment rate, but today, if you want to work, you can. Maybe you won't get the job of your dreams, but you will be working. These are all factors that speak in favor of the fact that the market will not collapse as it did before, said Vujović. He also noted that about 500 new apartments are being built around the Sports Palace. He emphasizes that the supply and demand will lead to the stabilization of prices and to a situation that is sustainable. Željko Vučemil, a member of the Board of HUP, says that the abolition of interest rates on savings was the main engine that turned people's attention to the real estate market. - While people had the opportunity to earn up to 4 or 5 percent on their savings, on the other side, there was talk that prices would continue to fall and that there would be many unsold apartments. At the moment when they realized that their money, which is in the bank, was not earning any interest, people decided to invest in something, he said.
