The project is in the final stage of construction and represents an almost unique concept of modern sustainable architecture in the Zadar region. It is located in Nin, in a quiet area away from densely populated zones.

This innovatively designed property has been developed with a clear focus on energy efficiency and green construction. It combines contemporary architectural expression with a rich set of features, including a pool, sauna, heat pump, electric vehicle charging station and a solar power system.

The project consists of 2 urban villas, each with 4 duplex apartments and designated parking.

Each residential unit is designed to function independently and is oriented opposite to the others.

⌂ Building A – Apartment A4 ⌂

The living space is spread over two levels.

The ground floor consists of an open-plan space connecting the kitchen, dining area and living room, along with a larger bathroom equipped with a Finnish sauna.

The upper floor includes two bedrooms, each with its own en-suite bathroom.

The outdoor area consists of a 6 x 2.5 m pool, sun deck, green area and relaxation space. An additional feature is a parking space with an electric vehicle charging station.

The net usable area of the apartment is 109.07 m², including one parking space and a yard of 89.56 m².

With the goal of maximum energy efficiency, the project will be built using high-quality modern construction materials. Ytong Smart thermal blocks (40 cm) and reinforced concrete slabs will be used, while enhanced sound insulation between units will be achieved with Silka blocks (20 cm), drywall and mineral wool on both sides.

Each apartment will have its own heat pump with fan coil units for heating and cooling, underfloor heating and a solar power system with battery storage to reduce utility costs.

Features such as video surveillance and remote control of indoor temperature and sauna will be available via the internet.

The design style is modern, combined with Mediterranean tones, particularly visible in the courtyard where tall greenery ensures privacy while enjoying the pool.

The location is quiet and close to all essential amenities – 5 minutes walking (300 m) from the historic center, pharmacy (2 min), bakery (3 min), pizzeria (3 min), café (4 min), supermarket (5 min). The beach is 3 minutes by car (15 minutes on foot), and Zadar is a 20-minute drive away.

Planned completion is in the second half of 2026.
