FOR SALE, 2 APARTMENTS, ZAGREB, GUNDULIĆEVA NEAR MASARYKOVA
2 apartments (42.94m2 - 2-room + 13.86m2 - 1-room)

Two separate apartments are for sale in a quiet courtyard – an excellent opportunity for living or investment in short-term rental!

Apartment 1 – ground floor of the building
Two-room apartment with an area of 38.60 m² with a corresponding storage room in the basement (8.67 m² / net usable area 4.34 m²), total floor area of 47.27 m² (net usable 42.94 m²).
It consists of a bedroom, kitchen with dining area, hallway, and bathroom with toilet.
The apartment has had its external joinery replaced, the walls have been renovated, and it is ready for immediate occupancy.

Apartment 2 – detached building (cottage)
A smaller detached house built in 2001, with a new roof installed 5 years ago.
The apartment has its own house number and is completely independent of the neighboring building where the first apartment is located.
It consists of an entrance area, living room, bathroom with toilet, and sleeping area in the gallery with an area of 5.4 m² (which is not included in the registered square footage).
The property is tidy, maintained, and ready for use.

Both units use the courtyard as a terrace in the summer months. The space provides a pleasant corner for relaxation and socializing, sheltered from city noise and street views.

The storage room is located in the basement of the building and is owned by Apartment 1, but in practice, it is used by both apartments. This year it has been completely renovated – new insulation has been installed, electrical and sewage installations have been carried out, and new storage spaces have been created for each unit. The concrete foundations of the entire building have also been reinforced, ensuring additional stability and durability of the property.

Possibility of combining into a three-room apartment:
Both apartments can be easily combined into one functional three-room apartment if needed. A plan for this option has already been developed, which opens up additional possibilities for adapting the space according to the new owner's wishes.

Dual purpose of use:
Both apartments are suitable for everyday living, but due to their position and quiet courtyard environment, they are also extremely attractive for short-term tourist rental. They are located within the courtyard space, protected from city noise and traffic, making them highly sought after by visitors. One apartment in the same courtyard is already successfully used for the same purposes.

Advantages:

- Separate ownership and entrances
- Quiet and well-maintained courtyard
- Completely renovated storage and reinforced building foundations
- Ideal for living or renting
- Proximity to all necessary amenities
