Three-bedroom apartment with garden, 102 m2, Belafuža Zadar

From Opereta's offer of new constructions, we highlight an apartment on the ground floor of a modern building in Belafuža. The building has a ground floor and two floors, with a total of five residential units and a commercial space. The commercial space is located in a separate part of the building and does not directly border the ground floor apartment.

In front of the building, there is private parking, as well as part of a shared parking area, which represents an additional convenience for residents. The building has an elevator that is clad in stone, as well as floors and walls in the stairwell.

Behind the project are investors with many years of experience in construction and successfully completed projects; the company is in the VAT system, so the buyer does not pay property transfer tax.

The project is in the final phase of construction, with expected occupancy by the end of 2026.

The net sale area of the apartment is 102 m2. The apartment consists of: an entrance hallway, three bedrooms, of which the master bedroom has its own bathroom, while the two (children's) rooms share an additional bathroom, and an exceptionally spacious and well-lit common living area of 20 m2, and on the other side, a kitchen with a dining area of 19 m2. From the living room, there is access to a covered terrace with a garden and greenery of 122 m2.

The building is constructed to high construction standards, with an emphasis on the quality of materials and workmanship, as well as energy efficiency and living comfort.

Notable equipment and materials include:
• electric underfloor heating in all rooms
• multisplit air conditioning system with multiple indoor units
• triple-layer PVC joinery with insect screens and electric lifts
• reinforced concrete structure with 10 cm thermal facade
• high-quality parquet in the living room and bedrooms
• quality ceramic tiles and sanitary equipment
• anti-burglary and fire-resistant entrance doors
• installations in the garden

The building is located in the Belafuža area, in a very well-connected location, close to all amenities. The center of Zadar can be reached in just a few minutes by car (approximately 2 km), while the nearest beach is about 1.5 km away. The location is particularly suitable for families – in the immediate vicinity, there are schools, kindergartens, shops, bakeries, parks, and other amenities, making it an excellent choice for family living. The property is also interesting as an investment for long-term and tourist rental.
