Located in the very center of Rab, this representative stone villa from 1931 was built from solid, high-quality stone and has been preserved over the decades, still standing today as an example of traditional town architecture. It was renovated in 2015, including roof works (new beams and boarding under the tiles), interior updates, and replacement of electrical installations.
Thanks to its construction, the house remains pleasantly cool in summer without the need for air conditioning. Exterior joinery is aluminum, interior joinery is larch wood, with ceiling heights of around 3 meters, while the entrance hall reaches approximately 4 meters.

The villa consists of a ground floor, two upper floors, and an attic, offering multiple residential and auxiliary spaces. On the ground floor there is a 40 m² unit with a separate entrance, suitable for future business use. The other part of the ground floor features a high entrance hall (around 4 m) leading to a two-room apartment with a living room, bedroom, kitchen, and bathroom with toilet. There are also two storage rooms on this level.

A staircase leads to a mezzanine level with a kitchen and access to a garden of approximately 100 m². The first floor includes four rooms and two bathrooms with toilets. The second floor also offers four rooms, a bathroom with toilet, and a 40 m² terrace with views of the harbor, while the other side overlooks the town park forest. Above it all is an additional 120 m² attic space used for storage.

In the courtyard there is an additional 10 m² building used as a laundry room and tool storage. Heating is electric.
