The land with a total area of 3,419 m² is located in the Prapatna bay, one of the quieter and more natural bays on the southern part of the island of Hvar, administratively part of the municipality of Jelsa. It is situated in a green environment, away from the hustle and bustle of the settlement, but with good connectivity to Jelsa, Stari Grad, and the ferry port.

Approximately 1,759 m² of the land is within the construction area of the mixed-use settlement, predominantly residential. This part allows for the construction of residential or residential-business buildings, with the possibility of parceling. The minimum area of the building plot for standalone construction is 500 m², which enables the development of several smaller buildings or one larger residential unit. According to spatial conditions, it is possible to build family houses with up to four residential units, as well as multi-family buildings, in accordance with the valid plan.
